Where you stay in Zell am See-Kaprun depends on which mountain you’ll ski most. Zell am See is the bigger, livelier base, with the lake, the old town, the railway station and the Schmittenhöhe lifts. Kaprun is smaller and quieter, and it’s the place to be if you’re chasing glacier snow on the Kitzsteinhorn.
Best areas to stay in Zell am See-Kaprun
Zell am See town centre
The old town sits on the shore of Lake Zell, with the railway station, restaurants and shops all walkable. The cityXpress gondola leaves from town, and the trassXpress, Schmittenhöhebahn and Sonnenalmbahn are close by. It’s the best all-round base, and the easiest one without a car.

Schüttdorf
South of the centre, Schüttdorf has its own way up the Schmittenhöhe on the areitXpress, and the long Areit run brings you back down. It’s practical for families and often quieter than the centre, but you’re further from the lakefront and the station.
Kaprun
Kaprun is the village for the Kitzsteinhorn. From the MK Maiskogelbahn valley station in the centre, the 3K K-onnection takes you over the Maiskogel to the glacier, and the Lechnerberg beginners’ slopes are in the village too. Ski buses run to both valley stations and, with a Kitzsteinhorn ticket, to Zell am See. If you drive, both the Kitzsteinhorn and the Maiskogel valley stations have free parking and EV charging.

Best ski-in/ski-out hotels in Zell am See-Kaprun
True ski-in/ski-out is rarer here than in purpose-built resorts, because the towns sit in the valley. The closest you’ll get:
- Der Schmittenhof, Zell am See: a four-star hotel at the foot of the Schmittenhöhe, which describes itself as right at the ski slope, with a spa area and views over Lake Zell.
- Berghotel Schmittenhöhe, on the summit at about 2,000 m: a mountain hotel above the lifts with a panorama spa. The catch is that it’s reachable only by gondola. The hotel asks guests to reach the valley station by 3 pm, and the last gondola up is at 4 pm, with no other way to get there.

Good-value places to stay in Zell am See-Kaprun
The best savings usually come from apartments and guesthouses, especially in Kaprun and Schüttdorf, where you’re still on the ski bus routes.
