Kitzbühel is a town, not a purpose-built resort, so most places to stay are a walk or a bus ride from the lifts rather than on the piste. Decide first if you want the town’s restaurants and bars on your doorstep, or quieter slopes and easier parking out of town. And because Kitzbühel is low, think about which lifts you’ll use if snow is thin in the valley.
Best areas to stay in Kitzbühel
Town centre
The historic centre has the shops, restaurants and après-ski. The Hahnenkammbahn is less than ten minutes’ walk away, and the Hornbahn about ten minutes, with a free town bus too. It’s best for short breaks, mixed groups and anyone who wants to leave the car parked.
Foot of the Hahnenkamm
A handful of hotels sit by the Hahnenkamm valley station and the Streif finish area, close to the free practice lifts. This is the nearest Kitzbühel gets to ski-in/ski-out, and the Kitzbühel Hahnenkamm railway station is right by the gondola.

Schwarzsee
A lake just outside town, quieter and greener, with winter walks around the shore and its own railway station. You’ll need a shuttle or car to reach the lifts.
Jochberg, Reith and Aurach
Villages along the valley with their own lift access, and free practice lifts in Reith and Jochberg. Jochberg’s slopes are generally less crowded than the Hahnenkamm, and the 3S cable car links the Jochberg side with the Pengelstein and the Hahnenkamm. They’re often better value, but quieter in the evenings.

Best ski-in/ski-out hotels in Kitzbühel
- Rasmushof, foot of the Hahnenkamm: a boutique hotel in the Streif finish area with ski-in/ski-out access, a stroll from the old town.
- Kempinski Hotel Das Tirol, Jochberg: five-star superior with direct ski-in/ski-out access, next to a free practice lift.

Luxury hotels in Kitzbühel
The Kempinski Hotel Das Tirol in Jochberg is the stand-out: five-star superior, ski-in/ski-out, with a 3,600 m² spa and three pools. It’s out of town, so you’ll drive or take a taxi into Kitzbühel for dinner. In town, Rasmushof gives you ski-in/ski-out at the Streif finish, and Hotel Kitzhof has a big spa a few minutes’ walk from the centre.
Good-value places to stay in Kitzbühel
Kitzbühel is pricey in peak weeks, and very pricey in race week. To bring the cost down:
- Gasthof Eggerwirt in the centre is three-star superior and good value for Kitzbühel.
- Stay along the valley. Jochberg, Reith and Aurach are usually cheaper than the town.
- Avoid race week, from 18 to 24 January 2027, unless you’re going for the race.
- Use the free practice lifts. Beginners don’t need a lift pass for the 10 free practice lifts in the valley, so a first-timer’s week can cost less than you’d expect.
- Park for free. The Fleckalmbahn and Pengelstein lift car parks are free, which helps if you’re staying out of town and driving in.
Tips for booking a last-minute stay in Kitzbühel
- Check the snow before you commit. Kitzbühel is low, so in a mild spell it’s worth booking late and checking the KitzSki piste status first. Flexible or refundable rates are worth paying a little extra for here.
- Know what’s open. From 6 November 2026, only the Resterkogel is open, and only at weekends for the public. The Kitzbüheler Horn opens on 28 November, and the full ski area isn’t scheduled to open until 11 December. A November stay is for town and a taste of skiing, not a full ski week.
- Late season is short on the Horn. The Kitzbüheler Horn closes on 21 March 2027, and the full area on 29 March, with a finale on the Hahnenkamm until 4 April.
- Parking: if your hotel has no parking, the lift car parks at the Fleckalmbahn and Pengelstein are free, while the Hahnenkammbahn car park charges.
- Arriving by train? Pick a hotel near the Kitzbühel Hahnenkamm or Schwarzsee stations to skip the taxi.
